Westport by the Sea Condominiums is a Pacific beachfront development located at the mouth of Grays Harbor in Westport city limits.
Phase III is comprised of nine buildings (Buildings 5, 6, 7, 8, 9, 10, 12 and 13.) Our eight, three story residential buildings contain 144 individually owned one and two bedroom single family residences. Each residential building has an elevator and was designed to meet ADA requirements. Common areas include the Clubhouse (Building 11) facility with swimming pool, hot tub, exercise room, play area, roof top decks, putting green and BBQ patio.

Management and Operational Structure
The Condominium Owners’ Association (COA)
Westport by the Sea, Phase III, Condominium Owners’ Association oversees the community for the benefit of all owners. The COA Board, composed of 5 members serving staggered three year terms, and are elected by the condominium owners. The Board manages all of the common areas per the association’s covenants, conditions, and restrictions (CC&Rs), as well as Board approved policies. The COA has two onsite employees and also contracts out for day-to-day operational services as needed.
VIS Group, Inc. provides HOA overall administrative management including accounting functions, collection of monthly assessments, insurance placement, and payment of invoices.
I.S. Maintenance, LLC provides facilities maintenance and coordinates recommended capital improvements shown in the association Reserve Study. I.S. Maintenance, LLC provides operational management of the Clubhouse including monitoring of the Clubhouse facilities for compliance with HOA regulations.
Other vendors provide services, as needed, including elevator maintenance, HOA insurance, and security services.
